Start with the honest version, because it decides whether this page is useful to you. Our apartments are not inside Greenville city limits. They are at 100 Garden District Dr in Simpsonville, in Greenville County, about 20 minutes south of downtown by way of I-385.
For most people working in Greenville that is a shorter commute than they already have at home. For a few it is not what they want, and better to know now than after a tour.
What you get in exchange is consistency. Everything Upstate Corporate Housing rents is in this one community, so there is one manager who knows every unit and one maintenance crew on site. You are not placed into whichever scattered building a broker happened to have free that week.

$2,200 one bedroom | $2,700 two bedroom
Both figures are monthly and both include electricity, water, cable TV and internet. They also include every piece of furniture, a kitchen stocked down to the knives and plates, and a washer and dryer inside the apartment. There is no second bill in month two and no deposit to open with Duke Energy for a stay that ends in April.
A furnished one bedroom apartment runs 525 to 772 square feet. A furnished two bedroom apartment runs 990 to 1,025. Those are the only two layouts we keep, and we hold up to a dozen furnished at a time.
Most providers in this market will not publish a number at all. We would rather you know before you call.
Medical staff are the biggest group. Travel nurses and locum physicians on 13 week contracts, mostly at Greenville Memorial or Patewood, with Prisma Health Hillcrest a few minutes from the front door. Our page on furnished housing for healthcare professionals goes into what matters on a shift schedule.
After that it is work assignments. Superintendents and project managers on Upstate builds, covered on our construction worker housing page. Engineers rotating through Michelin, BMW or the plants along I-85.
Then the moves nobody planned. Families between a closing and a move in date. Renovations that ran long. Insurance displacement while a house is repaired. Employees relocating to Greenville who want to live here a few months before choosing a neighborhood.
For a few nights it is not, and you should book the hotel. Nobody wants a lease for a two night trip.
Past about a month the comparison changes. A one bedroom here works out near $72 a day, which lands in the same range as extended stay rooms around Greenville on weekly rates. Same money. What differs is what it buys.
A hotel room gives you a microwave, a bar fridge and a bed you also sit on. This gives you a range, a full size refrigerator, a dishwasher, a living room, and a bedroom with a door. The washer and dryer are in the apartment, so Saturday morning is not spent at a laundromat on Woodruff Road.
The cost people leave out of the comparison is food. Three bought meals a day across a 13 week contract is a real number, and it never shows up on the housing line of anyone's budget. Being able to cook two of them at home is usually where the actual saving lives.
Most corporate housing in this market is brokered. A company holds leases across buildings it does not operate, and your stay depends on which one had a vacancy.
We run one community. Lori has managed it for more than 30 years and she is who you speak to from the first call through move out, with maintenance on site rather than a contractor who might come Thursday.
It also means availability answers are real. We keep up to a dozen furnished apartments ready, and when they are spoken for we can furnish a vacant unit next door and have it ready the next day.
Check in works around shift schedules. Any hour, including overnight, as long as it is arranged 24 hours ahead so keys and parking are waiting.
One community in Simpsonville, a short drive from most of the Upstate's work.
