Where should a superintendent live during a six month job?

In a furnished apartment, not a hotel room. Once a job runs past a month, the math and the misery both turn against the hotel. There is no stove, so every meal is bought. There is no washer, so Sunday goes to a laundromat. And the room gets cleaned around a schedule that has nothing to do with a shift that started at six in the morning.

We rent furnished one and two bedroom apartments in a single Simpsonville community. Everything is already there when the key changes hands. Furniture, dishes, pots, towels, a vacuum, an ironing board. Electricity, water, cable and internet are on and billed to us, not to your traveler, so nobody is opening a Duke Energy account for a job that ends in April.

Simpsonville sits in the middle of the Upstate's work. Downtown Greenville is about twenty minutes up SC 14 and I-385. The BMW plant and the Greer industrial corridor run about twenty five to thirty. Spartanburg and Anderson are both around forty. Mauldin and Fountain Inn are ten. One address covers a lot of jobsites, which matters when a project manager is bouncing between two of them in the same week.

Most of our construction guests are individuals rather than whole crews. Superintendents, project managers, traveling electricians and millwrights, inspectors on a long assignment. What does a furnished apartment cost compared to a hotel?

A furnished one bedroom is $2,200 a month and covers 525 to 772 square feet. A two bedroom is $2,700 and runs 990 to 1,025 square feet. Both are at one Simpsonville community on Garden District Drive, and both rates include electricity, water, cable TV and internet. The number you are quoted is the number you pay.

Work that against a hotel honestly. A one bedroom comes to roughly $72 a day. An extended stay room in the Greenville market often lands in that same range, and that is before anyone eats. The difference is what the money buys. A hotel gets a microwave and a mini fridge. Here your traveler gets an electric range, a full size refrigerator, a dishwasher, and cabinets stocked with pots, knives, forks and plates. Three restaurant meals a day for a six month job is a line item most project budgets never account for until it shows up.

Two colleagues splitting a two bedroom works out near $45 each per day, utilities included. That is where the math gets hard to argue with, and it is a real two bedroom, not bunks in a living room. Nobody on nights is walking past a sleeping coworker to reach the shower.

How fast can you house someone starting Monday?

Usually within a day or two. We hold up to a dozen furnished apartments at a time, so something is generally sitting ready. When every furnished unit is spoken for, we take an empty apartment in the same community and furnish it. A truck comes, the unit gets set up, and it is livable the next day. That is the part most housing providers cannot do, because their inventory is scattered across buildings they do not control.

What that means on a job site is simple. A schedule slips, a second inspector gets added, a subcontractor sends two more people than anyone planned for. You are not calling six apartment complexes and getting told about a waitlist. You call Upstate Corporate Housing and Lori sorts it out, usually the same afternoon.

Check in works around shift schedules too. Someone can pick up keys at any hour, including the middle of the night, as long as it is arranged 24 hours ahead so the keys and the parking are ready when the truck pulls in.

What happens when the project runs long?

Projects slip. Everyone in the trade knows it and almost no lease is written for it. Our minimum stay is 30 days. The standard agreement is 90 days, which is how South Carolina treats a residential lease rather than a hotel stay, and we can release someone at 30 if the job wraps early. Six month and annual terms are there when a project justifies them.

Extending is a phone call, not a new application. Nobody is repacking a truck, transferring a power account, or hunting for a place with three weeks notice in the middle of a build. If a second phase gets funded and your superintendent needs another four months, the apartment simply stays his.
